In Workplace Real Estate & Facilities (WREF) our unique contribution will accelerate GSK’s success by transforming the employee experience, inspiring everyone to be their best wherever they work. WREF is the global team that is responsible for the full lifecycle of planning, execution and operations of the GSK real estate portfolio consisting of R&D facilities, office buildings, manufacturing plants and distribution centres.

The sites may be owned, leased or be occupied through a serviced space arrangement. WREF works in close collaboration with our Global Function partners (Finance, Tech, HR, EHS, Legal, Procurement etc) and relies extensively on our network of vendor partners to deliver a safe, productive and highly desirable work environment for all users of our sites.

The Real Estate Portfolio Manager, APAC supports the Director of Real Estate and Asset Management, APAC, and works alongside highly skilled external consultants to optimise the performance of the Region’s property portfolio (currently comprising over 6.7m Sqft, comprising more than 98 properties in 15 countries, and with an annual operating cost of c.£160m).

Key Responsibilities Drive the GSK End-to-End Process for Real Estate Portfolio, including but not limited to stakeholder alignment, real estate strategy, site selection, negotiation, STP paper, lease execution and capital project delivery.

Working with real estate experts and advisors across the region to develop highly creative and innovative real estate solutions that fully leverage GSK’s property assets, driving higher returns, creating added value, lowering GSK’s cost base, and creating vibrant new workplaces that drive higher employee productivity and user experience.

Development and delivery of the regional real estate strategy Leading multiple small or large, complex transactions from concept to completion, including the preparation of submissions for Executive approval of real estate transactions Management of sub-leases whereas GSK may be a landlord, responsible from advertisement / RFP to tenant selection, documentation and subsequent relationship management Supporting the development and delivery of significant projects to optimise business performance and ensure the optimum utilisation of facilities ensuring cost efficiency, effectiveness and sustainability Supporting the development of GSK’s culture through the ongoing development of physical workspace environments such that it ensures GSK maintains its position as an Employer of choice.

Working with peers in Procurement team to raise and manage Purchase Order (PO) to vendors, brokers, landlords, local authorities, etc. Working with peers in Finance team to support the preparation of regular financial reviews of the Regional property portfolios Working with peers in Legal team to support the preparation of lease agreement reviews Working with the WREF regional team to ensure seamless ‘OneWREF’ project delivery and connection to stakeholders Working with WREF global & regional team on real estate and workplace initiatives Why You?

Basic Qualifications We are seeking professionals with the following required skills and qualifications to help us achieve our goals Subject matter expertise in a Real Estate Asset Class A proven track record of managing Real Estate assets across multiple geographies Financial analysis including cashflow, NPV, P&L, etc.

Proven knowledge of real estate, property development and the built environment Demonstrated stakeholder management experience partnering with senior levels of management and external third parties Experience developing strategic real estate plans Proven leadership capability – including line, matrix, project and third-party management Experience of leading organisational change Experience in using artificial intelligence agents Preferred Qualifications Familiar with End-to-End real estate process from collection of user requirement, portfolio planning and strategy to project execution.

Experience in R&D or manufacturing environment, experience in a large corporate real estate team also advantageous Ability to think strategically, anticipating the impact of external environmental changes on Real Estate and to translate the impact into operational plans that proactively respond to and manage the changes to the benefit of the organization Good judgement based on proven analytical and complex problem solving skills Highly organised and able to plan, prioritise and manage multiple activities effectively Ability to identify, evaluate, resolve and manage outcomes of project risks (through project specialists and/or stakeholders) Recognition of other cultures, points of view and stakeholders’ needs Good communication, presentation and leadership skills.
