Focus of the role As Portfolio Leasing Manager – Telstra Retail , you hold enterprise accountability for the performance, strategy and optimisation of Telstra’s national retail property portfolio, embedding commercial leasing expertise into end‑to‑end retail decision‑making.

You drive portfolio productivity, value creation and capital efficiency across the full property lifecycle—balancing network performance, cost, risk and customer outcomes—while providing strategic oversight, governance and financial discipline.

Operating as the single point of accountability, you lead integrated property and leasing strategies and oversee external partners to ensure the portfolio is actively managed, optimised and aligned to Telstra’s long‑term growth and network objectives.

As Portfolio Leasing Manager – Telstra Retail , you will embed leasing strategy, execution and financial management as a core lever within Telstra Retail’s Footprint and Store Development agenda, driving disciplined investment, portfolio productivity and long‑term value creation.

The role elevates leasing from a transactional activity to a strategic enabler of network optimisation—aligning property decisions to store format evolution, performance outcomes and capital efficiency. Through integrated portfolio management, the role ensures leasing, footprint strategy and financial outcomes are tightly connected to deliver improved store economics, accountable decision‑making and sustained profitability across the national retail network.

Key Responsibilities 1.Portfolio, Strategy & Commercial Leadership Own the national retail leasing portfolio across planning, negotiation, execution, and exit. Lead the leasing strategy aligned to footprint, property, and store development priorities.

Provide strategic commercial recommendations that support profitability and customer demand. 2. Financial & P&L Accountability Own the Retail Leasing P&L, including rent, outgoings, make-good, and exit costs. Manage budgets, forecasts, and reporting with clear visibility of opex and capex impacts.

Identify savings and productivity opportunities across the leasing lifecycle. 3. Transaction, Portfolio & Lifecycle Management Oversee lease transactions, renewals, relocations, rightsizing, and exits across the portfolio. Manage critical dates, obligations, risks, and liabilities proactively.

Partner with key teams to support timely store modernisation delivery. 4. Governance, Risk & Data Management Maintain strong governance, controls, and approval frameworks for leasing activities. Ensure leasing data, reporting, and critical dates are accurate and transparent.

Ensure commercial assurance and compliance with internal and external requirements. 5. People & Vendor Leadership Lead JLL leasing resources supporting the Retail portfolio. Set clear priorities, expectations, and performance outcomes for outsourced teams.

Build a culture of accountability, excellence, and continuous improvement. 6. Stakeholder & Landlord Engagement Lead complex landlord negotiations and act as the senior point of contact. Build trusted relationships with internal stakeholders and external partners.

Manage advisers effectively and improve landlord and executive communications. 7. Ways of Working & Continuous Improvement Simplify and standardise leasing processes to improve pace, clarity, and accountability. Embed leasing capability within Retail decision-making flows to reduce friction and rework.

Drive continuous improvement in reporting, insights, and portfolio performance. About you To be successful in the role, you must have: Essential: Retail leasing & portfolio expertise demonstrated through consistently improved lease economics, strategically aligned locations, and proactive footprint optimisation.

Commercial acumen and P&L ownership evidenced by disciplined management of rent, outgoings, make-good and exit costs, and improved store profitability. Advanced negotiation capability delivering reduced rent, capped increases, landlord contributions, and lower build and exit costs.

Leadership of hybrid / outsourced teams resulting in improved delivery timelines, clearer accountability, and stronger quality and consistency of outcomes. Analytical and business case capability enabling robust, decision‑ready recommendations aligned to Store Modernisation and capital efficiency objectives.

Executive stakeholder engagement reflected in high confidence decision-making, transparency of landlord negotiations, and trusted internal partnerships. Strong governance mindset and attention to detail ensuring accurate data, reliable reporting, and reduced commercial and compliance risk.

Significant experience in retail leasing, property, or transaction management. Demonstrated experience working within large, complex retail portfolios. Proven leadership capability within matrixed or outsourced delivery models. Highly Desirable Experience operating on client-side with strong understanding of landlord dynamics.
