Line of Service Advisory Industry/Sector Not Applicable Specialism Capital Projects Management Level Associate Job Description & Summary Our Real Estate Advisory team, part of PwC Canada’s Real Assets practice within Deals, helps public and private sector clients create, protect and unlock value across the full real estate and real asset lifecycle.
We advise developers, investors, lenders, REITs, pension and sovereign funds, corporate occupiers and governments on strategy, transactions, valuations, development, financing and portfolio optimization. With deep sector expertise paired with PwC’s full spectrum of services and the latest technology, we develop practical, real-world solutions to the industry’s most complex challenges.
The Opportunity: As an Associate, you’ll work as part of a team of problem solvers, helping to solve complex business issues from strategy to execution. Responsibilities include but are not limited to: Support the advisory team in serving real estate and real asset clients (developers, investors, lenders, REITs, funds, corporate occupiers and the public sector) on strategy, transactions, valuations, financing and asset optimization across the real estate lifecycle Assist in building and maintaining real estate financial models, including discounted cash flow, development feasibility, hold/sell, highest-and-best- use and portfolio scenario analyses (exposure to ARGUS Enterprise considered an asset) Provide support on buy-side and sell-side transactions, including financial and commercial due diligence, data room maintenance and Q&A coordination Assist with drafting sections of reports, presentations, information memoranda, business cases and feasibility studies of a financial and commercial nature Conduct market research, demand analysis and benchmarking across residential, commercial, retail, industrial, hospitality and mixed-use asset classes Support financial, risk and sensitivity analysis to inform investment, development and financing decisions Gather, consolidate and analyse multiple data sources, working with data visualisation and analysis tools where needed Learn to understand and assess client needs to help provide them with information essential to making informed decisions Build an understanding of real estate sectors and trends, including capital markets, development, ESG and sustainability in the built environment Perform industry research and contribute to thought leadership initiatives in real estate, developing new ideas under the guidance of senior team members Begin to develop your network of business relationships in the public and private sector as well as in the community of lenders, investors, brokers, legal advisors and technical advisors Assist with the preparation of proposals and pitch decks, and participate in business development initiatives Collaborate with team members and other lines of service within PwC to support the delivery of assignments Take ownership of your own learning and development, actively seeking feedback to continuously improve Contribute to the development of the Real Estate Advisory / Real Assets practice and the PwC brand What you’ll bring to this role A university degree (recently completed or near completion) in a relevant discipline (real estate, finance, economics, business, accounting, urban planning, engineering, architecture, etc.) Zero to two years of relevant experience or internship/co-op exposure in real estate, valuations, corporate finance, development, lending or transaction advisory (experience within a professional services / Big Four, advisory or investment environment is an asset, but not required ) Developing technical and analytical capabilities, including a foundation in financial analysis and financial modelling, with a strong aptitude and willingness to learn A foundational understanding of, or strong interest in, real estate fundamentals, valuation methodologies, corporate finance principles and investment analysis Familiarity with, or interest in learning, real estate valuation and modelling tools such as ARGUS Enterprise, and proficiency in MS Excel and PowerPoint, will be considered an asset Strong communication , presentation and writing skills, including the ability to understand and effectively summarize complex documents and distil data into actionable recommendations An interest in upskilling for a digital world and technology trends, an openness to learning new tools (including AI-enabled solutions) and adapting how you work A demonstrated commitment to valuing differences and working alongside diverse people and perspectives Flexibility and adaptability to a fast-paced and ever-changing environment, with the ability to balance competing priorities Confidence, desire and ability to learn all aspects of the real estate sector in a short timeframe A taste for teamwork on complex and often demanding projects An interest in pursuing a professional designation such as CFA, CBV, CPA, RICS, AACI or PMP will be considered an asset Proficiency in English; proficiency in French (oral and written) will be considered an asset This role doesn’t support completion of the Canadian CPA designation This newly created role reflects our commitment to growth and delivering distinctive value for our clients and stakeholders.
The salary range for this position is $41,600 - $69,400. The posted salary range represents the expected hiring range for PwC locations in major city centres. Given our national recruiting approach, ranges may vary for positions in other locations.
At PwC Canada, base salary is determined by your skills, experience, qualifications and work location. In addition to base salary, eligible employees may have opportunities to participate in variable incentive pay programs which are designed to reward individual and firm-wide achievements.
