Caterpillar is seeking a Senior Real Estate Consultant to provide strategic leadership and expertise on complex global real estate matters, including acquisitions, dispositions, leasing, renewals, portfolio optimization, and other real estate transactions.

In this role, you will partner with business leaders and cross-functional stakeholders to develop and execute real estate strategies that support business growth, operational excellence, and cost optimization. You will lead transaction negotiations, financial analyses, due diligence activities, and enterprise real estate initiatives while serving as a trusted advisor across the organization.

What You Will Do Provide strategic real estate consulting and support to business units worldwide. Develop and execute real estate strategies that align with business objectives and operational requirements. Lead complex real estate transactions, including acquisitions, dispositions, leases, lease renewals, amendments, and terminations.

Manage negotiations with landlords, tenants, brokers, developers, and other third parties to achieve favorable business and financial outcomes. Conduct market research, financial analysis, and due diligence to support facility expansions, consolidations, relocations, divestitures, and other enterprise initiatives.

Partner with Finance, Legal, Tax, Treasury, Insurance, Facilities, and Operational teams to evaluate opportunities and manage transaction activities. Lead cross-functional project teams and coordinate stakeholders throughout the transaction lifecycle to ensure successful execution.

Oversee external brokers, consultants, legal advisors, and service providers to ensure projects are completed efficiently and in alignment with company objectives. Support enterprise initiatives, including mergers and acquisitions, facility development projects, business relocations, and portfolio optimization efforts.

Serve as a subject matter expert on corporate real estate policies, governance, and transaction processes while ensuring compliance with company standards. What You Have Real Estate & Transaction Management Experience managing complex corporate real estate transactions and portfolio management activities.

Knowledge of commercial real estate principles, leasing structures, negotiations, financial analysis, and due diligence processes. Ability to develop and execute real estate strategies that support business and financial objectives. Business Partnership & Strategic Thinking Strong business acumen with the ability to align real estate decisions to broader organizational goals.

Ability to evaluate risks, opportunities, and market conditions while providing strategic recommendations. Experience working across multiple business functions and stakeholder groups. Leadership & Communication Strong communication, negotiation, and relationship management skills.

Ability to influence stakeholders and lead cross-functional initiatives without direct authority. Experience presenting recommendations and project updates to senior leadership. Project & Stakeholder Management Experience managing multiple projects and priorities in a fast-paced environment.

Ability to coordinate complex initiatives involving internal stakeholders and external service providers. What Will Set You Apart Experience supporting global or multi-site real estate portfolios. Experience with mergers and acquisitions, facility expansions, consolidations, relocations, or divestitures.

Strong financial modeling and real estate market analysis capabilities. Experience managing third-party brokers, consultants, and professional service providers. Knowledge of corporate real estate governance, compliance, and enterprise transaction management processes.

Additional Information Location: Peoria, IL or Irving, TX Pay Range: $128,470.00 - $192,710.00 Compensation and benefits offered may vary depending on multiple individualized factors, job level, market location, job-related knowledge, skills, individual performance and experience.
